Land, sports sites, capital and KN CONNECTIVE: the questions people ask us most. Updated 2026-10-09.
Yes. Landowners can come in through a partnership, a lease option or a profit-share agreement, with the split weighted in favour of the land. You keep the land; KN Capital brings the build, the media exposure and the network. Where sport fits, it starts with padel: at least three courts, two doubles and one singles.
Yes. Where it suits the owner better, KN Capital buys freehold land and sports sites outright, then develops them for the community around them. A joint venture is also possible.
Land and sports sites from ¼ acre to 10+ acres. Existing storage and warehouse sites are welcome too.
As a typical fit, not a promise: ¼–1 acre suits padel (at least 3 courts: 2 doubles and 1 singles), with golf simulators and a gym where space allows. 1–3 acres adds an astro pitch, a gym on site and social space for training nights and match days. 3–10+ acres can become a full community hub with astro pitches, extra football infrastructure, courts, golf simulators and a gym. Every site is assessed before anything is built.
The flagship site and HQ will be in Oughtibridge, Sheffield. Around it, KN Capital is looking for sites within about an hour's drive.
KN Capital works with non-league clubs to bring new facilities onto their ground at a cost-effective rate, in stages: shared memberships and low-cost court fees for players and families; then padel courts and golf simulators so the ground earns all week, not just on match days; then astro pitches, a gym on site and extra football infrastructure for community training and growth.
Every site is assessed for its best use before anything is built, for both sport and storage. Whichever works best for that site goes first; it may be one or both. The land decides, not a fixed formula. Sites are built in stages, each one paying for the next.
Three things: site development (sites built out for their best use, such as padel and sport, social space and community facilities), land and sports sites from ¼ acre to 10+ acres, and storage units (containers and their fit-outs). Every project has to meet the site criteria before any capital goes in.
Anyone is welcome to register interest. This is not an offer or an invitation to invest, and no terms or returns are offered on the site. Structures and terms are only discussed privately, after proof-of-funds and AML/KYC checks, and agreed in a formal written agreement. Capital is at risk.
Everyone backing the same project is treated evenly and fairly, with every term set out in writing. Development, sport, property or operating experience is taken into account when terms are agreed, and when one project completes partners can roll their capital into the next.
No. Nothing on the website constitutes financial, investment or tax advice, an offer of securities, or an invitation to invest. Capital is at risk, and plans described are in development and may change.
KN CONNECTIVE is the network KN Capital is building: 'Connecting businesses, spaces, people and opportunities.' It connects sports, storage, workspace and social spaces into one network of customers, media, utility, logistics and technology. Sites can be owned, invested in, partnered on, acquired or run with local operators.
No. Operators keep their existing business and local identity. Nobody is asked to rebrand unless KN develops, buys or jointly runs the site and both sides agree, and investment or a sale is always optional and in the open.
Use the 'Send us a site' form on the Concept page. It takes about two minutes, no exact address or finished plan is needed, and everything you send is read by the team and kept private. Sending it does not commit either side to anything.
HAF is the movement layer of KN Group. KN CONNECTIVE is the places and HAF is the movement: stock comes in, gets stored, packed and goes out from the same yard. As the major sporting sites come on, the HAF Network grows with them, moving, storing and supporting everything in between.
cørt club (sport, kit and community, at cortclub.co.uk) sits in the Sport layer of KN Group alongside Project V, and the cørt store sits in the Shop layer with the HAF Shop.
01 Ownership (KN Capital, KN Group); 02 Space (KN CONNECTIVE); 03 Sport (Project V, cørt club); 04 Movement (HAF, media); 05 Shop (cørt store, HAF Shop). Each one feeds the next.
KN Capital is founder-led by Brent Ford, founder of KN Capital and KN Group, who shares updates from the build in the monthly Journal.
