Concept visual. Not a real site.
KN CONNECTIVE connects sports, storage, workspace and social spaces into one network of customers, media, utility, logistics and technology. You keep what you’ve already built. When we help create new profit, we share the upside.
No need to sell your business. No need to rebrand on day one.
Not every location needs the same mix. KN CONNECTIVE adapts around the strongest use of the site, from warehouse and relay to sport, wellness, workspace and full mixed-use campuses. The network is the complete ecosystem. The site is a module within it. Tap a format.

Keep your existing business and your local identity. KN CONNECTIVE connects your site to a wider network of media, utility, logistics, technology, customers and growth.
KN sources or structures the opportunity and brings the network around it. You bring development capital, land or operating skill. Both sides share in the value created.
Start where it makes sense. Nobody is asked to rebrand unless KN develops, buys or jointly runs the site and both sides agree. Joining is never a hidden takeover: investment or a sale is always optional and always in the open.
Three parts, all agreed site by site. These are our working ranges, not fixed prices. Founding sites can have onboarding reduced or waived.
Site assessment, financial baseline, growth plan, onboarding, systems set-up and a first media, utility and HAF review.
Network access, site dashboard, reporting, media set-up, Connected Site status, AI insights, national deals and buying power.
Our working example is 25% of the growth KN helps create. Never a cut of what you already earn. Measured on profit, not turnover, because turnover can rise while profit falls.
Storage, workspace, corporate customers, HAF, sponsorship, media, events and new uses for space you already have.
The network’s buying power on energy, insurance, connectivity, waste and site services.
Referrals across the network, national partnerships and the reach of KN Media.
Content set-up, sponsorship packages and distribution across every connected site.
Site intelligence, usage data and recommendations on what your site should do next.
Expansion, development, a joint venture, investment or a future sale, only if you want it.
The same scorecard we use. A full KN CONNECTIVE site needs at least three strong earners, like sport + storage + workspace. A low score isn’t a no forever; we’ll tell you what would need to change.
Pick an answer for each line. Your score updates as you go.
Connected partners may qualify for a share of selected network-level profit: national sponsorship, media, corporate partnerships and other eligible network activity. Contribution matters. Sites that bring more activity, content, referrals and value to the network earn a bigger share of the pool. Move the sliders.
On top of your own profit, your share of local growth and any local media income. Illustrative example only. Profit sharing depends on eligibility, contribution criteria and your partner agreement. Examples are not a promise of future income.
More connected sites bring more customers and more content. That brings attention, sponsors and buying power, which makes every site run better, which makes more operators want to join. Tap through the loop.
Courts, gym, recovery and a place to belong, set inside every KN CONNECTIVE site. The first venue is being prepared now, and Project V is the name it will open under.
You’ve seen the colours. The rest is coming soon.
Sport footage, events, local business and founder stories, all filmed, clipped, shared and packaged for sponsors. One national media engine, powered by local activity. Tap a sponsor type to see the example split.

Example splits while the model is tested: green is the site, copper is KN. National deals pay into a pool shared across sites by reach, content, footfall, events and results. Percentages may change.
Energy, solar, batteries, EV and fleet charging, fuel, insurance, connectivity, waste and security. KN pools the network’s demand and negotiates better terms. Where we cut a cost you already pay, we share the verified saving, for a set period.
Illustrative example: £120,000 a year becomes £100,000, so £20,000 is saved. You keep £15,000 and KN’s share is £5,000. Shared savings are reviewed or time-limited.
When a connected site needs things moved, HAF does it: couriers, same-day delivery, local distribution, storage transfers, fulfilment and site-to-site runs. HAF earns its normal rates, kept separate from the growth share, so everyone can see which part of the network made the money.
Not more dashboards: one clear answer to what should this site do next? Built privacy-first. Security cameras and business numbers are kept apart, and we only use counts and events a site has agreed to share, within the law.
New courts, container storage, a warehouse, workspace, EV or a full expansion. KN brings the concept, design standards, commercial model, brand, media, technology and running model. The partner or investor usually funds most of the build. New assets get their own agreement: capital and return must stay aligned.
KN or a partner funds the asset and leases it to the site.
Whoever funds the asset shares in what that asset earns.
A shared vehicle for the site, for example 50/50.
A stake in the operator, or a company set up for one site.
When a site earns, the money is paid out in a fixed order. Each step is paid in full before the next one gets anything. Drag the slider to see how the steps fill as a site earns more. There are no amounts or returns here on purpose: those are agreed privately, site by site.
Illustrative only, not a forecast and not an offer. No amounts, rates or returns are shown or promised. Each site’s order of payment and how any profit is shared are set out in its own written agreement, after checks. Capital is at risk.
Containers earn rent but can lose value over time. Land is where most of the long-term growth in value sits. We keep the two apart.
Rent from storage, warehouse space, offices and workspace, court and membership income, fees from fulfilment and logistics, and use by larger companies. After costs and agreed reserves, profit is shared as each deal sets out.
Land rises in value through planning, development, infrastructure and steady occupancy, and by becoming part of a national network. That value can be dealt with in three ways:
Better early terms in return for open measurement, a case study and honest feedback. The first goal isn’t fees. It’s proving that sites get better after joining.
Plus a reduced network fee and better growth-share terms.
Priority media, priority corporate leads and first access to new systems.
Priority assessment when KN Capital looks for sites to back.
One short form for every route. A person reads every submission.
